The next phase

Laing O’Rourke is starting to think of ideas for regenerating the remaining 60 hectares of land at Steetley. Its vision is for the site to use state-of-the-art technology and to be occupied by its own businesses or by direct suppliers, to serve and supply its construction sites throughout the UK. To achieve this, Laing O’Rourke hopes to:

• Develop parts of the site as an
‘offsite’ manufacturing centre for use by Laing O’Rourke

• Leave a large part of the site undeveloped.

Non-developed land
The flooded former Armstrong Quarry and the area of undeveloped land could be regenerated for nature conservation and / or public leisure access.

Parkland office campus
To the west of the access road, a small business park of two to three-storey office buildings is being suggested.

Training facility
As part of its National Training Drive, Laing O’Rourke is looking to develop a Training Facility for ConstructionSkills* at Steetley.

Industrial use
This area could be developed for general industrial use and by making use of the railway line could reduce lorry use once production is underway.

Industrial use
This is the site of the former Baker Refractory Work’s waste landfill and could be developed for light industrial use.

Industrial use
A further seven hectare site to the west of the manufacturing facility approved for Phase One is potentially being earmarked for general industrial use.

Considerations
In drawing up these ideas, Laing O’Rourke has had to think carefully about what is appropriate for the site. Constraints such as the poor condition of the ground, contamination, topography (how hilly the site is) and planning restrictions all mean that some development ideas might be unsuitable. 

Furthermore, options would need to be acceptable from an environmental and safety point of view. There are also a number of companies and organisations who own or have interests in land at Steetley. These include the East Midlands Development Agency (emda), English Partnerships, Bridgen Enterprises and Alkane Energy. Development plans can only be progressed with their support.
